linea has achieved succesful implementation of a range of projects for the Royal Botanical Gardens of Kew and its affiliated site Wakehurst Place. Projects were delivered from inception to completion, including contract documents, drawings, programme, CDM and close communication with Kew's internal constabulary department, contractor management, communication with Kew Procurement and other internal stakeholders, etc.

We mention the following:

​

  • Internal refurbishment indoor play space for children (Climbers and Creepers)

  • Review and adjustment of the existing legionella risk assessment and implementation of works to achieve compliance with ACOP L8 throughout the Estate. (four months on site)

  • Installation F-gas detection in concealed basement Millennium Seed Bank

  • Installation and modification irrigation system (80m head between the highest and the lowest level)

  • Replacement drainage pumps (Wakehurst Place)

  • Inspection and review roofs Mansion House Wakehurst (Horsham stone roof)

  • Proposals for improvement and re-design external circulation areas including external lighting, path replacement and parking areas

  • Installation of a fuel station (petrol and diesel) and application for a new storage certificate

Botanical Gardens ( Estates )

linea has developed a knowledge and experience based approach in achieving succesful implementation of medium and large scale projects in the Education sector, including the following:

​

  • Planned Maintenance Programme

  • Planned Maintenance projects and refurbishment projects in general

  • Large scale heating and hot water supply replacement including rationalisation and improvement energy performance.

  • New builds and building extensions

  • Roof replacement of all common roof types including lead, asphalt, glass, metal, PVC, tiles, slates, wooden shingles, etc

  • Internal alterations to accommodate changes in curriculum or significant change in student application for particular subjects (trend)

  • Maintenance, refurbishment as well as (DDA) alterations to Student Housing

  • Replacement secondary elements to elevations (doors, windows, etc.)

  • Installation high voltage ring main

  • Upgrading and replacement internal building fabric and associated adjustments to ensure compliance with the RRO (fire safety)

  • Fixed electrical testing and remedial works

  • Local exhaust ventilation testing and remedial works

Our experience in the Education sector applies to all segments ( Primary Education, Secondary Education, Sixth Form Colleges and Universities ).

Education Sector

Woolwich Town Hall  ( Grade II listed )

Major refurbishment project to the Woolwich Townhall for the Royal Borough of Greenwich, from initiation trough to practical completion. The building was fully occupied, and maintaining its functionality throughout the works. The poject was on site for 6 months. Management of the project included:

  • Contract documents, drawings, programme

  • Project communication with stakeholders, users and political agenda

  • Project and progress meetings

  • CDM and all project related Health and Safety

  • Communication with the contractor and Historic England regarding technical detail known and uncovered whilst in progress

​

The project comprised the following works elements:

​

  • Replacement of domed and curved lead roofs, domed and curved asphalt roofs, slated roofs, and replacement of a large steel rooflight.

​

  • Repairs to Orial windows, existing copper and lead roofs, cast iron fencing and re-plastering of parapet walls.

​

  • Cleaning and repair of stone work and masonry to all elevations and clock tower.

​

  • Strip and repaint all previously painted secondary elements to elevations including clock face to tower

​

Internal works included repainting of Main Hall, Committee Rooms, Council Chamber and associated full scaffolding and detailed protection. Refurbishment of cushened leather Wainscott inside the Committee Rooms. Stonecleaning and polishing of a marble statue of Queen Victoria and cleaning polishing of marble floors. Carpet replacement

The number and variety of projects and works we have had an involvement with are wide-ranging and seemingly infinite. Our commitment includes all aspects and phases as indicated on this website under our services, and may require a fully comprehensive approach or involvement in particular phases only.

 

Whether full-size or modest, complicated or fairly straightforward we look at every commission without assumptions or suppositions. We hold the view that no two projects / commissions are the same, nor are the clients that seek our advice. Resolutions and approach will be reviewed based on established facts, scientific principles, and the opportunities to address matters current at the time of commission. New technologies and client specific methods of approach will be integrated. Alternative opportunities and preferences will be considered.

 

The selection of projects below is only a small range of our previous commitments but we hope it will give you an indication of our abilities. We aim to strike a balance between creativity, risk and business, and embrace and share a life-long learning philosophy.

Charlton House is a Jacobean building in Charlton, London. It is Grade 1 listed and regarded as the best-preserved Jacobean house. It was build between 1607 and 1612

Alterations, refurbishments and repair to facilitate the use of redundant areas in this Grade I listed building to be taken in use as a Toy-Library.

Condition Survey and configuration assessment of the existing water supply, water tanks, hot water vessels,etc. â€‹

​

Significant risks were identified throughout the building as a result of uncontrolled modifications over its life. The installation was not compliant with ACOP L8 and procedures regarding testing had not been followed.

​

Remedial works were carried out on the basis of detailed contract documents, intense monitoring and close liaison with Historic England.

 

Testing procedures compliant with ACOP L8 were documented at completion of the works
